Phase 01
Schematic Design & Conceptualization
Your Role
You'll approve the layout sketch(s) and we'll discuss ideas through photos and sketches. Submittals are grouped to ensure the plans are cohesive.
We believe that utilizing the existing landscape is crucial to crafting a thoughtful and effective plan. During this phase, we'll conduct a site assessment to identify any current issues and create the initial drawing to guide our work.
This is also a collaborative period where we'll engage with you directly—sharing sketches, concepts, and examples from past projects. We'll also suggest changes and provide photos of other properties for your review. Typically, by the end of this phase, we have a clear understanding of your preferences and a general scope of the objectives, setting the stage for the next steps.
Phase 02
Design Development & Construction Development
Your Role
You'll review the plan submittals and collaborate on any revisions. Before the final revision, we'll present a complete cost analysis and phase the construction process.
While the schematic design phase is about exploring shapes and establishing goals, design development is where ideas take form. During this phase, you'll receive sets of detailed plans, and we'll work with you to make revisions.
We'll also finalize the costing with you and our subcontractors before moving forward with the master plan. Behind the scenes, we utilize tools like computer and drone imaging, surveying, and work in CAD (Computer-Aided Design) to create accurate, scaled representations of your landscape. We're also refining grading plans, construction details, and conducting soil testing to ensure everything is in place for the master plan.
Phase 03
Master Plan & Construction Documents
Your Role
The final submittal. Your vision is realized through a complete, buildable master plan ready for construction.
The final submittal is a master plan of the landscape detailing a comprehensive, intricate plan for construction. While each project is different, most projects have construction documents.
Construction documents are technical documents submitted to subcontractors, permit applications, and our field crews. These are the technical blueprints covering site soil plans, grading details, carpentry instructions, and electrical specifications. Construction documents ensure that our collective vision is executed precisely to specification.
